Boundary Surveys
A boundary survey determines the property lines of the parcel of land described
in a deed. A survey is strongly recommended before buying, subdividing,
improving or building on your land. Surveying the parcel before these
activities, ensures that the boundaries are clearly marked to avoid a possible
boundary dispute, or the possibility of constructing a encroaching building.
Our expertise in this area is available for virtually any boundary question,
from routine inquiries to assistance with complex property litigation.
ALTA
Surveys
American Land Title Assocation/American Congress on Surveying and Mapping
(ALTA/ACSM) surveys usually cover commercial property or high end residential
properties. Nyberg Surveying has extensive experience with ALTA/ACSM Land Title
Surveys. We would be glad to provide you with an estimate.
Topographic
Surveying and mapping
A topographic survey will provide you with a map of the location and elevations
of the various improvements and features. This survey would include hills,
streams, trees, buildings, utilities, curb and gutter, and property lines.
After we electronically collect the field data our CADD technicians will design
a computerized drawing for use by your engineer, architect or attorney.
Subdivision
Design
At Nyberg Surveying we are ready to work with you on all phases of your
subdivision. We can often perceive the need to resolve the often-unseen
conflicts that can arise between highly specific regulatory requirements and
more generalized, but equally important, design considerations thereby helping
our clients strike the balance necessary for success in the subdivision process
of our subdivision design.
Staking
We complete subdivision staking as required by state and local authorities. As
well as, center line stationing, offsets, locating proposed buildings, and
other related phases of construction surveying.
Cost
The cost of survey depends on many variables, some of which can not be known
until after the work has started. The parcel size, terrain, vegetation,
location and time of year affect the charges and can usually be estimated
fairly and accurately. However, the surveyor will not know if deeded monuments
are missing or if they conflict with the description until they are well into
the survey. Our experienced field crews collect data with a Trimble G.P.S.
System, Topcon Total Stations and HP 48 GX Data Collectors. In the office, our
professional drafting staff utilizes the most advanced Computer Aided Drafting
and Design ("CADD") software on the market, drafting exclusively with
AutoCAD/Softdesk. These technologies not only insure the highest quality work
product, but also allows us to work at top efficiency to keep your costs to a
minimum.
